My Grandfather started this little topsoil yard years ago with a simple vision.

Today at Acors Topsoil and Mulch, we’ve grown into something he’d be truly proud of. We specialize in engineered soil blends created right here on our Spotsylvania yard. Starting with our own screened topsoil, we blend in quality sourced materials – incuding sand, pine fines, leaf compost, and mushroom compost – to create mixes optimized for each specific project and Virginia’s heavy clay soils.

No more plain dirt. Our Turf Pro is built for lawns and topdressing, Growers Mix for raised beds and vegetable gardens, and we also offer Bio-Retention Mix and VDOT-compliant mixes for commercial stormwater and infrastructure projects. Every blend is backed by extensive soil analysis to ensure optimal nutrient balance, pH, drainage, and performancein Virginia’s challenging clay soils. We’ll even create a custom mix tailored to your project needs.

Screened Topsoil

About This Product Our Screened Topsoil is exactly what it sounds like — quality native topsoil that’s been processed to remove rocks, roots, and debris, leaving you with a clean, workable material that’s easy to spread and grade. It’s a reliable, cost-effective choice for projects where you need volume without breaking the budget.

  • Grading and leveling yards before seeding or sodding
  • Filling low spots, ruts, and uneven areas
  • Building up elevation or creating berms
  • Topping off areas before laying sod
  • Base layer for larger fill projects

Good to Know Screened Topsoil is a workhorse material — great for getting the grade right and establishing a solid base. You may notice small sticks and pebbles in the mix; this is completely normal and won’t interfere with growth or performance. When the soil is damp, you may also notice small clay balls throughout — again, totally normal given the natural composition of the soil. It’s not heavily amended, so for planting beds, vegetable gardens, or areas where you really want things to thrive, we’d recommend stepping up to one of our blended soils. Think of this as the foundation; we’ve got other products to help with the finishing touches.

Acors Leaf Pro

About This Product Acors Leaf Pro is our go-to blend for customers who need a nutrient-rich base that screened topsoil simply can’t provide — it’s a 50/50 mix of screened topsoil and rich leaf compost that gives you the best of both worlds. The screened topsoil provides the structure and workable base you need, while the leaf compost layers in nutrients and organic matter that your plants will actually feel. It’s a meaningful step up from straight screened topsoil and a great fit for a wide range of projects.

Acors Mushroom Pro

About This Product Acors Mushroom Pro is our most nutrient-rich soil blend — a 50/50 mix of screened topsoil and mushroom compost. Mushroom compost is packed with nitrogen, phosphorus, potassium, calcium, and a range of trace elements that feed your plants and improve soil structure over time. Nutrients are slowly released, meaning your plants can draw on them more effectively and for longer. The screened topsoil base keeps everything workable and grounded. If you’re serious about your garden, this is the blend to reach for.

Good to Know Mushroom compost has a naturally earthy, rich compost smell — that’s a sign of its organic richness, not a quality issue. It’s also best to steer clear of salt-sensitive plants like rhododendrons, azaleas, and camellias. Think of it as a high-quality bagged potting mix — but in bulk, without the markup, and engineered specifically for our region. We’ve built this mix in-house using screened topsoil, leaf compost, mushroom compost, sand, and pine fines — each component chosen for a specific reason. The result is a sandy loam blend that drains well, stays loose and workable, resists crusting, and delivers the organic matter and nutrients your plants need to thrive from the ground up. We work with an independent lab to fine-tune this blend and ensure it performs the way we intend it to.

Acors Turf Pro

If you’ve struggled to get grass established or keep it healthy, the problem is often the soil — and this is the fix. We’ve engineered this mix of screened topsoil, leaf compost, mushroom compost, and sand specifically for turf performance, and we work with an independent lab to make sure it delivers. The result is a sandy loam blend with a balanced pH, strong nutrient levels, and the kind of organic matter that builds real, lasting soil health under your lawn.

Why It Works Acors Turf Pro isn’t just topsoil thrown on a lawn — it’s a tested formula designed around what turf actually needs. The balanced pH sits right in the sweet spot for seed germination and grass health. High organic matter supports deeper root development over time. Strong calcium and magnesium levels promote greener, more resilient turf. And a high nutrient-holding capacity means your lawn gets more out of every watering and feeding, rather than nutrients washing away through compacted clay.

Good to Know One of the most common questions we get is — why sand? Sand is a critical component in this blend for several reasons. It directly counteracts Virginia’s dense clay soils by opening up the soil structure, which improves drainage, reduces compaction, and makes it significantly easier for grass roots to penetrate and establish. It also gives the blend a smooth, consistent texture that spreads and levels evenly without clumping. The result is a mix that works with your existing soil rather than just sitting on top of it. For topdressing an existing lawn, apply ¼ to ½ inch at a time and rake it in well — this lets your grass grow through while the blend works into the soil. For new lawn establishment on bare ground, we recommend tilling in approximately 2 inches for the best foundation. If you have deeper low spots to fill, use our Screened Topsoil to bring those areas up to within an inch of grade, then finish with Turf Pro on top

Leaf Compost

About This Product Our Leaf Compost is the same high-quality leaf compost we use in our Acors Leaf Pro and Acors Growers’ Mix blends, available for customers who want to work it into their own projects their own way. Made from decomposed leaves, it’s a clean, natural organic amendment that improves soil structure, boosts moisture retention, and feeds the beneficial microorganisms that make healthy soil tick. And unlike some composts, it won’t hit you with a strong smell when it shows up in your driveway.

Mushroom Compost

About This Product Our Mushroom Compost is the same premium compost we use in our Acors Mushroom Pro and Acors Growers’ Mix blends — available for customers who want to work it into their own projects. It’s a dark, rich mixture of wheat straw, peat moss, cottonseed meal, cottonseed hulls, corncobs, cocoa bean shells, gypsum, lime, and chicken litter and/or horse stable bedding — all composted and sterilized through a tightly controlled commercial mushroom farming process. The result is a nutrient-dense, organic amendment that’s ready to put to work in your soil. Fair warning — it has that classic, earthy compost smell, which is a sign of its organic richness, not a quality issue.

Good to Know Mushroom Compost is a powerful amendment — a little goes a long way. Because of its higher salt content, avoid using it straight around salt-sensitive plants like azaleas, rhododendrons, and camellias, and hold off on applying it directly to newly seeded lawns. For best results, till it into your soil rather than leaving it on the surface. Red Compactable Fill Dirt

About This Product Our Red Compactable Fill Dirt is exactly what the name says — a no-frills, hard-working fill material perfect for projects where you need volume, stability, and compaction without breaking the budget. This is our most economical bulk material and a go-to choice for contractors and homeowners tackling larger earthwork projects.

  • Creating a stable base for structures, driveways, and hardscapes
  • Filling trenches and utility cuts
  • Backfilling walls, foundations, and excavations
  • Erosion control and grading
  • Foundation and sub-base work

Good to Know We want to set the right expectations with this one — this is raw, unscreened material, so it won’t have the clean, workable texture of our screened products. Because it’s not covered, it will be wet after rain and can be heavy and difficult to shovel in that state. Plan your project timing accordingly and give it time to dry out before working with it if possible. It’s relatively clean material, but if you’re looking for something screened and easy to spread, our Screened Topsoil is the better fit. This product is built for bulk earthwork — not finish grading or planting.
